The offer
Built for landlords and agents who want the garden side handled once and invoiced simply — with a paper trail on every property.
No POA hand-wave. You send the addresses, we walk every property once, then send a fixed monthly rate for each one based on what the garden and grounds actually need. You approve the list before anything is booked.
A single consolidated invoice each month covering every property, itemised per address so it is easy to pass to accounts, an owner, or a managed-client statement. Pay by bank transfer or Direct Debit.
Date-stamped before/after photos filed per property after each visit — proof of works for the landlord, their managed client, or a check-out dispute. You get it without leaving your desk or attending site.
Clearance, cut-back and tidy between tenancies, booked in quickly so the garden is not what holds up a re-let or a viewing. Overgrowth, left furniture and tenant waste dealt with in one visit where possible.
Green waste and tenant-left rubbish removed under registered waste carrier licence CBDL629820 — with a duty-of-care transfer note on request. Nothing is left at the kerb, nothing is fly-tipped.
Keys, key safes, agent collection or a tenant-present arrangement — we work to whatever access process you already use. One point of contact, the same person on every visit.
Who it's for
One contractor across every rental you own, instead of chasing a different gardener per street.
A grounds contractor you can put in front of landlord clients — with the photo trail to back up every charge.
Communal lawns, shared borders, car-park edges and bin stores kept on a predictable monthly schedule.
High-turnover gardens kept under control through the year and reset hard between tenancy groups.
Kerb appeal and grounds kept guest-ready across a spread of addresses on one account.
How it works
Email or call through the list of properties — however many, wherever they are on the Wirral. No forms to fill in.
We visit each property, look at the garden and grounds, and send back a fixed monthly price for each address plus any one-off void or catch-up work needed first.
You confirm which properties to take on. We set a visit frequency per property and handle access through your normal key or agent process.
Work is carried out on schedule, a photo report is filed per property after every visit, and you get one consolidated invoice for the whole portfolio each month.
What we cover
Every service below can sit on a portfolio account or be booked as one-off void work.
Scheduled cuts, edging and weeding that keep a let looking cared-for for viewings and stop "the garden's a jungle" tenant complaints.
Garden Maintenance details →End-of-tenancy and void clearances — overgrowth, tenant-left waste and abandoned furniture removed so the property shows and re-lets faster.
Garden Clearances details →Boundary hedges and overhanging branches cut back before they become a neighbour dispute, an access problem, or a check-out deduction.
Hedges & Trees details →Paths, patios and driveways cleaned up between tenancies — the cheapest way to lift kerb appeal in listing photos and at viewings.
Surface Cleaning details →Fence panels, posts and gates repaired or replaced — security and boundary issues fixed without a separate contractor.
Timber Fencing details →Questions
How does the per-property price actually work?
You send the addresses, we walk every property once at no charge, then send a fixed monthly rate for each one based on the size of the garden, what it needs and how often we should visit. You see the full list of per-property prices before anything is booked and you choose which properties to put on the account.
Is there a contract or a minimum term?
No long tie-in. The arrangement is rolling and can be stopped with 30 days' notice on either side. Individual properties can be added or removed from the account at any time — the monthly invoice just changes to match.
What is the minimum portfolio size?
The consolidated-invoice, per-property model is built for two properties and up. A single property is welcome too — it is just quoted as a normal one-off or fortnightly maintenance job rather than on a portfolio account.
What happens on a void?
Tell us as soon as you know a tenancy is ending. We book a turnaround visit — clearance, cut-back, waste removal and a tidy — aiming to get in within a few days so the garden is not what delays the re-let. You get a photo report you can use for the check-out and to show the next tenant.
How does invoicing and VAT work?
One consolidated invoice per month for the whole portfolio, itemised per property, payable by bank transfer or Direct Debit. Wirral Garden & Property is a sole trader; your invoice will state clearly whether VAT is charged — ask us to confirm your position before you sign off the account so there are no surprises for your accounts team.
Can you provide insurance and waste-carrier evidence for our compliance file?
Yes. We can supply the public liability insurance certificate, DBS check confirmation and the registered waste carrier licence (CBDL629820), plus a waste transfer note per clearance on request — everything a managing agent needs for a contractor file.
Do you work directly with our tenants?
Only as far as access needs it. We can work from a key safe, collect keys from your office, or attend when a tenant is home — whatever process you already run. Tenants are given notice where that is required and every visit is the same person, not a rotating crew.
Which areas do you cover?
The whole Wirral Peninsula — all 18 areas we run dedicated pages for, from Heswall and West Kirby to Birkenhead, Wallasey and Neston, and everywhere in between. A portfolio spread across several towns is still one account and one invoice.
Email or call through your list of properties. We'll walk them, quote a fixed monthly price per property, and you decide what goes on the account.
